Commercial Asphalt Maintenance

Commercial Asphalt Paving Built for Michigan Traffic and Weather

Freeze and thaw, road salt, and plow blades don't spare Michigan parking lots. Quality Asphalt & Maintenance builds and rebuilds commercial pavement to handle it all.

What Our Commercial Asphalt Paving Includes

Commercial asphalt paving covers more ground than most property owners expect, and we treat each project as its own engineering decision, not a one-size job. Whether you're building a new lot from bare ground or extending the life of an aging one, our approach starts with the subgrade and ends with a surface rated for your actual traffic.

As a commercial asphalt contractor working across Michigan, we handle:

  • New asphalt installation for ground-up parking lot paving and site development
  • Full-depth asphalt resurfacing over failing or heavily patched lots
  • Asphalt overlays that add structural life without a full tear-out
  • Subgrade and base repair where water or soil movement has undermined the pavement
  • Grading built into the design so water sheds toward drains instead of pooling
  • Compaction and testing at every lift, not just the finished surface

Every project runs through the same Pink crew standard: clear scheduling around your business hours, a compaction process that isn't rushed to beat the weather, and a finished lot that looks as good as it performs. You'll spot our crew from across the lot long before you see the invoice, built for Michigan's five seasons packed into four.

What Our Commercial Asphalt Paving Includes

Why Michigan Pavement Breaks Down the Way It Does

Asphalt fails from the bottom up more often than the top down, and in Michigan the culprit is almost always water. Moisture gets into the base through cracks, joints, or poor drainage, then freezes and expands through our winter freeze/thaw cycles, breaking apart the structure underneath a surface that may still look fine from a distance.

Add in UV exposure that dries out the asphalt binder, plow blades that chip edges and catch basins, and the sheer weight of delivery trucks and daily commuter traffic, and you get the alligator cracking, rutting, and potholes that show up in lots that were paved without accounting for Michigan conditions. Proper paving addresses the cause, not just the symptom:

  • Correct base depth and compaction for our freeze depth and soil types
  • Grading and drainage built in from day one, not patched in later
  • Asphalt mix and thickness matched to your actual traffic load
  • Proper joint and edge detail where pavement meets curbs, drains, and buildings

Our Paving Process

From Site Evaluation to a Finished Lot: Our Paving Process

We don't quote a commercial paving project over the phone, and we won't ask you to either. Here's what happens between your first call and a crew showing up with a roller.

  1. Step 1

    Site Evaluation and Subgrade Check

We walk the property, assess existing pavement condition, drainage flow, and subgrade stability, and identify any soft spots or base failures that need correcting before paving begins.

  2. Step 2

    Design and Written Estimate

You get a written scope covering asphalt thickness, base depth, grading plan, and timeline, built around your traffic load and how your business operates day to day.

  3. Step 3

    Paving, Compaction, and Quality Checks

Our crew places and compacts asphalt in proper lifts, checking density and grade as we go, scheduled to work around your business hours wherever possible.

  4. Step 4

    Striping, Cure Time, and Walkthrough

Once the surface cures, we handle striping and ADA marking, then walk the finished lot with you so you know exactly what was done and what to expect going forward.

Signs Your Parking Lot Needs Paving or Resurfacing Now

Not every pavement problem calls for full-depth paving, but these signs usually mean sealcoating and crack filling alone won't fix what's underneath.

01

Alligator Cracking Across Large Areas

A web of interconnected cracks means the base has failed, not just the surface. Patching individual sections won't stop it from spreading.

02

Standing Water That Won't Drain

Pooling after rain or snowmelt points to a grading problem built into the original paving. It won't resolve itself, and standing water accelerates every other kind of damage.

03

Potholes Returning After Patching

If the same spots keep failing after repair, the subgrade underneath is compromised. Repeated patching becomes a cycle instead of a fix.

04

Crumbling or Dropped Edges

Asphalt breaking away along curbs, drains, or building lines usually signals base erosion from water intrusion, often worsened by plow contact over several winters.

Repair, Resurface, or Replace?

Asphalt Repair vs Replacement: The Honest Answer for Your Lot

This is the question we get asked most, and the honest answer depends on what's happening below the surface, not just what you can see standing in the lot. If the damage is limited to surface cracking and a few isolated low spots, patching and a resurfacing overlay can add years of life at a fraction of the cost of a full rebuild.

If you wait too long, though, water keeps working its way into the base every freeze/thaw cycle, and what would have been a resurfacing job turns into full-depth replacement. We'll tell you directly when that line has been crossed, and just as directly when it hasn't. A lot with isolated cracking and good drainage doesn't need new asphalt. It needs crack sealing and a sealcoating schedule, and we'll say so even when a repave would be the bigger invoice.

  • Repair or resurface when damage is surface-level and drainage is sound
  • Replace when base failure, widespread alligator cracking, or chronic drainage problems exist
  • Preventative pavement maintenance, done on schedule, is what keeps most lots in the "repair" category for years longer
