ADA Parking Lot Compliance, Striping, and Ramp Installation
A non-compliant parking lot is a liability your insurance carrier and attorney both notice before your customers do. We build and restore ADA-compliant lots across Michigan.
What Our ADA Parking Lot Compliance Work Covers
ADA parking lot compliance is not one task, it is a set of interconnected requirements that have to work together: the right number of accessible spaces, correct van-accessible stall widths, properly sloped ramps, and access aisles that actually connect to a usable path of travel. Our Pink crews handle the full scope, not just the paint.
- ADA parking stall striping, including van-accessible spaces and access aisles sized to current federal and Michigan requirements
- ADA ramp installation and curb ramp construction connecting lots to building entrances and sidewalks
- Concrete flatwork for ramp landings, detectable warning pads, and approach slabs
- Accessible route evaluation across the full property, not just the lot itself
- Signage coordination so striping and posted signage match
- Re-striping and layout correction for lots that were never laid out to code

Why ADA Compliance Keeps Failing in Michigan Parking Lots
Michigan winters are hard on accessibility features in ways that owners from other states rarely deal with. Plow blades scrape away stall paint every season, salt and freeze/thaw cycles crack and heave ramp concrete, and lots that passed inspection five years ago quietly drift out of compliance without anyone noticing until a complaint comes in.
Parking lot line striping fades faster here than almost anywhere else in the country, and a faded or missing access aisle stripe is functionally the same as having no accessible space at all in the eyes of an inspector. Concrete ramps that heave even a quarter inch from frost can exceed allowable slope tolerances. The slope and surface problems that create ADA violations are the same freeze/thaw and drainage issues we see driving every other kind of pavement failure across our service area.

Our Process for ADA Compliance Projects
Every ADA project starts with a straight answer about what your lot actually needs, not a generic quote. Here is how we get from first call to a compliant lot.
- Step 1
Compliance Audit
We walk the property with a tape measure and current ADA standards in hand, checking stall counts, slopes, access aisle widths, and ramp conditions against what your property actually requires based on total parking count.
- Step 2
Layout and Design
We map out exactly where accessible stalls, access aisles, and ramps need to go, accounting for your building entrances, existing drainage, and any asphalt or concrete repair needed underneath before striping goes down.
- Step 3
Installation
Our crew handles ramp installation, concrete flatwork, and striping in sequence, using compliant paint, proper layout stencils, and concrete mix rated for Michigan freeze/thaw cycles.
- Step 4
Documentation and Walkthrough
We walk the finished lot with you, confirm every measurement against code, and leave you with documentation you can hand to an inspector, insurer, or tenant without a second thought.
Signs Your Parking Lot Needs ADA Attention Now
Most property managers do not find out their lot is out of compliance until something forces the issue: a tenant complaint, an insurance audit, or a visit from an inspector. A few warning signs show up well before that point.
Faded or missing stall striping
If you can't clearly see the blue paint or access aisle hatching from a standing position, neither can a driver, and that is a compliance failure, not just a cosmetic one.
Cracked, heaved, or uneven ramps
Any ramp surface with visible frost heave, cracking, or a slope that feels steeper than it used to is a fall risk and a likely code violation.
Not enough accessible spaces for your lot size
ADA requirements scale with total parking count. Lots that added spaces or changed layout over the years sometimes fall short without anyone recalculating the ratio.
A complaint, demand letter, or insurance flag
If a tenant, visitor, or your insurance carrier has already raised a concern, that is not a maybe anymore. It needs a professional review before it becomes a legal matter.
What Happens If You Wait, and When We'd Tell You Not to Bother
ADA non-compliance carries real exposure: federal lawsuits under Title III, state-level fines, and a direct liability risk if someone is injured using a non-compliant ramp or stall. Waiting does not reduce that exposure, it just means the eventual fix happens under worse circumstances, often after a complaint has already been filed.
That said, we will not sell you a full ADA overhaul you do not need. If your lot's striping has simply faded but the underlying layout, stall count, and ramp slopes are already correct, we will recommend straightforward re-striping instead of a full redesign. If your existing concrete ramps are sound and only the paint needs attention, we say so. Our job is to tell you what your lot actually requires, not to maximize the invoice.
- Delayed compliance work increases legal and insurance exposure every month it sits
- Minor striping fade on an otherwise correct layout rarely needs a full redesign
- A property that recently passed a formal ADA inspection may only need a maintenance plan, not new construction
- Properties with upcoming tenant changes or renovations should address ADA work before new occupancy, not after
Related Commercial Pavement Services
ADA compliance rarely stands alone. Most of the commercial properties we work on need it paired with striping refreshes, drainage corrections, or broader pavement maintenance, and our Pink crews handle all of it under one roof.
Driveway Sealcoating
Protect residential driveways from Michigan freeze/thaw damage with 100% coal tar free sealcoating.
Crack Filling
Stop small cracks from becoming potholes with timely crack filling and crack sealing.
Asphalt Repairs
Pothole repair and patching that addresses the water intrusion causing the damage, not just the surface.
Concrete
Concrete flatwork, sidewalks, and approaches built and repaired for Michigan weather.
